Seller Services

Pre-Listing Process

  • Prepare a detailed CMA of subject property
  • Discuss value and listing strategy with Seller
  • Provide home selling tips to Seller including a one-hour consultation with an interior designer
  • Provide Seller with a blank copy of Real Estate forms used during this process
  • Discuss home selling process so Seller is well educated and informed

Listing/Negotiating Process

  • Review aggressive “Marketing Plan” with Seller (contact Justin for his comprehensive & effective Marketing Plan)
  • Follow up with all showings to provide feedback
  • Monitor new neighborhood listings, pending sales or closed sales during listing period
  • At minimum contact Seller weekly to provide updates
  • Present all offers to Seller quickly and in a timely manner
  • Prepare estimated proceed sheets based on offers and counteroffers
  • Verify potential buyer can qualify for financing equal to contract price
  • Negotiate Seller’s contract terms directly with Buyer Broker
  • Keep Seller informed and advise Seller in contract negotiations
  • Give Seller fiduciary duties of loyalty, obedience, disclosure, confidentiality & accountability

Closing Process

  • Provide all parties (seller, lender, title company, etc.) with the executed contract
  • Maintain constant communication with buyer’s lender
  • Provide Seller with proper seller disclosure documentation
  • Review, discuss, and negotiate Buyer’s requested repairs to the property
  • Upon request provide Seller with recommendations for property repair
  • If necessary, meet appraiser at property & provide supportive comps to the appraiser
  • If necessary, challenge appraisal if value is less than sales price
  • Review HUD1 Settlement Statement prior to signing to ensure that all terms of the contract have been followed
  • Be present at signing
  • Coordinate distribution of keys with buyer broker

Post-Closing Process

  • Follow up with home seller within a week or two of closing
  • Membership in Client Appreciation Program
  • Upon request email HUD 1 settlement statement for tax purposes at the beginning of the year
